Making Homeownership Possible

The Connecticut Home Finance Authority (CHFA) offers the Home of Your Own, or HOYO, program. It offers people with disabilities who are first-time homebuyers loans at below market rate, making homeownership more accessible.

Eligibility Criteria

Homebuyers must meet the following requirements:

  • Provide proof of the disability to the lender. This can be established with documentation.
  • Must be a first-time homebuyer or have not owned a home in the past three years. Borrowers who owned a home previously may also apply if they plan to purchase in a Targeted Area.
  • The sales price of the home cannot exceed the CHFA sales price limit.
  • Gross income must not exceed the established statewide income limit, which is based on household size.
  • At least one borrower is required to attend a homebuyer education class prior to closing. Classes are free and held online or at several locations. Use the Class Calendar to find one nearby. Lenders will also provide information for online counseling when the loan is reserved.
  • For a two-to-four unit family home, a landlord certificate is required.

Types of Services & Supports that can be used for CHFA Home of Your Own Program for Persons with Disabilities

CHFA’s HOYO program provides loans that are below the market rate for first time homebuyers who have a disability. Loans can be used to purchase single family homes, some 2-4 unit homes, townhouses or condominiums.

In addition, the borrower may access the Down Payment Assistance Program (DAP) and qualify for a low-interest loan to help cover the expense of a down payment. A DAP loan is considered a second mortgage. In most cases, the interest rate will be the same as the rate on the CHFA first mortgage.
